Construction Facilities

The Construction and Facilities Management Team is an experienced property and portfolio management team delivering an inclusive range of professional services covering all aspects of property maintenance and small works to schools.

Standard is our ‘Core’ service that covers services that must be undertaken to enable school governing bodies to discharge their legal duties to minimise the criminal risk associated with non-compliance. This service provides statutory compliance, day to day reactive maintenance and repairs and project works up to a value of £2,000.

Included in the service

Statutory Management Services
  • Procurement and management of statutory compliance for asbestos, electrical certificates, gas safety, legionella, lifts, fire-fighting equipment, clinical and hygienic waste
  • Condition survey reports to inform prioritisation of school projects and capital finance support
Facilities Management
  • 24 hours reactive maintenance support and advice via a dedicated daytime Helpdesk and out of hours service
  • A fully auditable trail for works orders and contracts via Concerto
  • Access to premises data via Concerto
  • Building Inspectors to support schools with reactive maintenance issues
  • Heating Engineers to support reactive maintenance and efficiency
  • Access to electrical and mechanical/design engineers for advice and guidance
Energy & Water Support
  • Energy and water surveys & audits to identify practical opportunities for improvements
  • Feed in Tariff (FIT) and Renewable Heat Incentive (RHI) advice and support
  • Energy Management advice and support
  • Renewable scheme assessment and development for self-funded schemes
  • Building Energy Management Systems (BEMS) and Controls Assessment
Asset Management
  • A co-ordinated strategic asset and facilities management approach to provide the best school environments
  • Concerto to support, monitor and manage reactive work, property data, schedules of inspections, reports etc
  • Self-Serve facility for Concerto transactions
  • Advice and guidance from a multi-disciplinary team of construction professionals
Contract Management & Procurement
  • Strategic support for all capital projects; devolved formula capital, DfE bids etc
  • On-site support and advice for pre tender stage projects
  • Cost management via full tendering, quality assurance and procurement of service and maintenance contracts, including continual management of contracts such as asbestos, clinical waste, heating, lifts, air conditioning etc
  • Schedule of rates contractors for general building work, electrical, flooring, curtain walling, auto doors, roofing, asbestos, clinical waste, mechanical, glazing, heating, lifts, air conditioning, fire alarms, security alarms, emergency lighting and fire-fighting equipment
  • Construction Design & Management 2015 (CDM) Regulation contract management
